Terms & Conditions

Acceptance of the General Terms and Conditions

The following General Terms and Conditions (GTC) apply exclusively to all services, deliveries, and offers provided by ANEO. By visiting our website www.aneo.travel (hereinafter referred to as the Provider) and using its associated services, the visitor (hereinafter referred to as the Customer) accepts these General Terms and Conditions.

If a contract is concluded with an agency or owner, the Customer accepts the terms and conditions of third parties. These will be made available to the Customer transparently and promptly. The Provider is not a contractual partner but establishes the connection between the owner, agency, and Customer.


1. Service

The Provider publishes advertisements for villas with pools and apartments in Croatia from agencies and owners (hereinafter referred to as the Lessor) and compiles them for web portal users (hereinafter referred to as the Tenant). The publication includes an overview of booking periods, prices, and other necessary information. The rental agreement parties are exclusively the Lessor and the Tenant.


2. Inquiries

The Provider offers a curated selection of villas and apartments on its website. Customers can submit property inquiries using the provided form, transmitting personal data. The Provider will inform Customers of availability and prices promptly, along with all necessary documentation for the rental.


3. Contract

A contract between the owner or agency and the Customer is concluded upon receipt of payment. No signatures are required. Tenants receive booking confirmation containing details about the holiday home, rental period, price, and payment methods.


Booking Conditions and Instructions

To reserve accommodation, check availability on the website and book through the portal. Provide contact details, including name, phone number, and the number of adults and children.

  • Deposit: A 30% deposit is required to secure the reservation. For bookings made 28 or more days before the rental period, payment options include credit card, PayPal, or bank transfer. The remaining 70% must be paid 30 days before the rental period. Cash payment, where possible, must be made upon arrival.

  • Accepted Payment Methods: Credit card (MasterCard, Visa, Maestro), bank transfer, or PayPal.


4. Access to the Guest Portal and Registration

Two days before arrival, a link to the guest portal will be sent to the provided email address. This portal contains details about contact, location, check-in and check-out times, and payment. Registration of all guests is legally required in Croatia. Guests can manually enter or scan IDs via the portal.


5. Cancellations and Refunds

Cancellations must be submitted in writing to [email protected]. Fees apply as outlined in the cancellation policy:

  • 59–35 days before arrival: 30% of the total price.

  • 34–28 days before arrival: 45%.

  • 27–21 days before arrival: 65%.

  • 20–4 days before arrival: 80%.

  • 4–1 day before arrival: 90%.

Rebooking is subject to consultation and availability, with additional costs borne by the Tenant.


6. Deposit

A cash deposit may be required upon arrival. Damage to the property or its inventory will be deducted from the deposit, with any balance refunded.


7. Web Portal Availability and Changes

The Provider aims to ensure uninterrupted access to the web portal but reserves the right to make changes or temporarily suspend access without claims against the Provider.


8. Accommodation Description and Liability

Website images offer a general impression and may not reflect current conditions. Aneo.travel acts solely as an intermediary and is not liable for property conditions or third-party actions. Liability is excluded for:

  • Personal injuries, accidents, or theft.

  • Delays or itinerary changes.

  • Currency issues, legal requirements, or unforeseeable events.


9. Behavior

Guests must behave responsibly and avoid illegal or immoral activities. Violations may result in immediate termination of stay without refund. Smoking and pets are prohibited unless specified otherwise.


10. Occupancy

Tenants must adhere to the maximum occupancy stated in the agreement. Violations may result in additional charges or termination of the stay without a refund.


11. Events

Properties are for holiday use unless otherwise agreed. Events require prior approval and may incur additional fees or deposits.


12. Swimming Pools and Wellness Areas

Use of these facilities is at the guest’s risk. Safety precautions include supervision of children and avoiding hazardous behavior. Non-compliance may result in restricted access.


13. Pets

Pets are permitted only in designated properties and may incur additional fees. Damage caused by pets will be charged to the Tenant.


14. Guest Reviews

Guest reviews submitted through aneo.travel may be published or removed at the Provider’s discretion. Guests waive ownership of submitted reviews.


15. Quality Management

In case of disputes, the original Croatian version of these Terms shall prevail. Disputes fall under the jurisdiction of courts in Zagreb, applying Croatian law.


16. Final Provisions

The Provider reserves the right to amend these T&Cs with prior notice. Disputes will be resolved per Croatian law. The Provider is not obligated to participate in alternative dispute resolutions but provides a link to the EU dispute resolution platform: http://ec.europa.eu/consumers/odr/.
